Here we have to offer our lovely Privately Owned 2 bedroom, 6 Berth ABI caravan. It is a lovely clean, spacious, well kept family holiday home offering Double Glazing, Gas Central Heating, Electric Fire & Electric Oil filled Radiators to keep you warm on those chillier days/evenings. We are situated on "Central" at Hutleys Caravan Park, Beach Road, St Osyth. CO16 8TB. Nr Clacton on Sea.

The Lounge has 2 free standing leather settees, a 32" smart TV/DVD player, gas fire, Electric oil filled radiators, small double Jaybee put up bed and dining area. We have double patio doors which open up from the Lounge/Dining area should you wish to sit on the veranda to have a lovely cuppa.

The Kitchen is fully equipped with a full sized oven/hob with extractor, microwave and fridge with a small freezer compartment. Kettle, Toaster, Bread Bin, Kitchen Knife Block, Pyrex dishes, cutlery, Dinner Service, Pots & Pans, T-Towel, Dish Cloth and lots more, it's like home from home.

Fire Extinguisher, Fire blanket and First Aid Kit are all located here too.

Hallway - There are coat hooks located on the wall by the kitchen door. Carbon Monoxide Alarm & Smoke Alarm.

Bedroom 1 - Master bedroom which has a comfortable double bed with mattress & pillow protectors in use and plenty of storage.

Bedroom 2 - Twin room has 2 comfortable single beds with mattress & pillow protectors and storage.

Bathroom - We have a lovely sized shower cubicle, Wash hand basin and WC.

Grass Area outside of caravan Veranda. We have Loungers & Chairs available for use.

There is a Washing Machine,Tumble Dryer, Freezer and Rotary washing line available at no extra charge.

Non-smoking and pet-free Lodge
This property is strictly non-smoking and we respectfully request that all guests refrain from smoking within the holiday home. While we acknowledge that smoke may occasionally transfer from clothing, there is a significant distinction between residual scent and evidence of smoking inside the premises. Please be advised that any strong or persistent odours may impact the return of your security deposit. Should it be necessary to deodorise the property or to undertake enhanced Deep-cleaning process to remove such odours, the associated cost will be deducted from your deposit. We appreciate your co operation and understanding in helping us to maintain a pleasant environment for all our guests.

🔐 Park Access & Guest Registration – Important Info

To enter Seton Sands Holiday Village, all guests must be registered via the Haven portal. This is a security requirement at the park entrance.

✅ Please provide the following details to complete your registration:

Car registration number (or mode of transport if not driving)

Once registered, we will send your car pass, which allows you access to the park during your stay.

🔑 Lodge Access & Check-In
You’ll have private access to the entire Lodge, decking, patio, and private parking space.

We use a smart key safe for contactless self-check-in.
The key code is date and time-sensitive, and will be sent to you via the Airbnb messaging platform once registration is complete.

You may check in any time from 3:00 PM onwards.

Should you wish us to meet you on arrival we are happy to do so, please just let us know.
Other things to note
Using the Onsite Facilities
Please be aware that passes for entertainment and activities are not included in the cost of your stay.
Our private letting guests can now download the My Haven app, available on Google Play and the App Store.
A Play Pass is required to access swimming, book activities, and enter entertainment venues.
Please note that some activities may incur an additional charge over and above the cost of the Play Pass.

Play Pass purchase conditions:
You can only purchase Play Passes through the app, or online if you have booked:
A 4-night stay (Monday to Friday)
A 3-night stay (Friday to Monday)
A 7-night stay starting Monday, Friday, or Saturday

If your booking falls outside these options, Play Passes can only be purchased upon arrival at the park.

We appreciate that holidays are a time to relax and enjoy with family and friends. Please note that we rent our holiday home exclusively to you and the individuals listed on your registration form.
Given the beautiful location, we kindly ask that you refrain from using our van as a hangout space.
Thank you for your understanding and cooperation.
We also must adhere to Haven’s Terms & Conditions, which prohibit letting to groups of young people, stag parties, or hen parties.

Damage During Your Stay
If any damage occurs during your stay, please inform us as soon as possible. We conduct a walk-around video and photo check between each let to protect both guests and owners by clearly identifying when damage has occurred.

Additional Information
Electric Vehicle Charging:
There is no EV charging available at the holiday home. Fast charging points are located in the main car park opposite the security hut.

Services:
No services are available within the holiday home itself. Haven approval is required for anyone providing a service on the park.
However, there are many local hairdressing and nail salons, spas, gyms, and other service providers nearby.

Food Deliveries:
Food deliveries are welcome, but you will need to meet the delivery person at the park entrance to collect your order.

Our beautiful seafront located spacious caravan is now available for rental. Situated in a perfect spot on site with wrap around decking to take advantage of the stunning seafront views.
Situated on the popular Haven Doniford Bay site in North Somerset you can enjoy some peace and quiet or immerse yourself into the holiday park activities, whichever suits you.
Doniford Bay has activities for all the family and is close to the gorgeous village of Watchet with its Harbour, Steam Train, quaint shops and pubs. Also near the Quantock Hills and beautiful beaches of Minehead there is something for everyone.

Our beautiful sea view caravan situated on Ocean edge has a stunning Seaview with a large wrap round decking. Great amenities with washer/dryer and dishwasher. We have two bathrooms one with shower and en suite with a bath. Kingsize bed and TV in main bedroom and a spacious twin room.
Facilities due to open 6th June due to repair work. The leisure complex has a heated indoor pool and sauna, boathouse bar and restaurant, arcades, indoor play area, arts and crafts den, ice cream and waffle house, street food van, playground and show bar for daily evening family entertainment including bingo and live acts. Passes are extra and to be purchased at reception on arrival.
Close to Heysham village. Morecambe a ten minute drive, Lancaster 20 minute drive and the Lakes and Blackpool 40 min drive.
